Africa Re Puts 7 Floors of 11-storey High-Rise Headquarters Building in Abuja’s Property Market

Africa Re has put seven floors in its 11-storey high-rise Premium Grade-A office Headquarters Building into Abuja’s property market, and the building will be managed by Ora Egbunike & Associates (OEA), a leading firm of Estate Surveyors and Valuers, Asset Managers, certified Facilities and Property Managers, its Managing Partner, ESV Cyprian Nnadozie Konkwo, tells Olawale Ajimotokan

Seven floors of the newly completed headquarters building of African Reinsurance Corporation (Africa Re) in Abuja’s Central Business District is now open for leasing. The 11-storey high-rise premium Grade-A office facility is specially finished.

The building is more than an architectural statement; it represents a new approach to commercial real estate, combining aesthetics, technology, sustainability and functionality to create a modern business environment designed for the demands of a rapidly evolving corporate world.

It will serve as the headquarters of the corporation over the long term, with its facilities and infrastructure designed to support its operational needs.

Ora Egbunike & Associates (OEA), a leading firm of estate surveyors and valuers, asset managers, certified facilities and property managers, has been appointed to professionally manage its operations.

With its headquarters in Abuja and regional offices in Lagos, Enugu and Onitsha, Ora Egbunike has operated for over 40 years, offering specialist and integrated real estate solutions to corporations, oil and gas companies, governments, international organisations, and high net worth individuals.

The firm’s Managing Partner, Cyprian Nnadozie Konkwo, an estate surveyor, valuer and certified facilities manager, describes the building as one of the newest and smartest office accommodations in the Federal Capital Territory (FCT), designed for corporate organisations and institutions seeking a premium business address.

“Unarguably, this building is one of the most prestigious addresses in Abuja”, he said.

Strategically positioned along Ralph Shodeinde Street in the Central Business District, Abuja, the building shares boundaries with the new AfreximBank African Trade Centre (AATC) and the Federal Ministry of Finance Headquarters.

Konkwo said the new building is open for leasing, with its anchor tenant targets including banks, international organisations and development institutions, tech companies, oil and gas companies, multinationals, corporates, consulting firms, among others.

According to him, though positioned as a premium address, the building’s commercial spaces are competitively priced against comparable Grade A office developments in Abuja, as the rentals were set using comparable market evidence, to attract organisations that need high-quality office accommodation at rates that reflect prevailing market realities.

He added that leasing activities have gained momentum since the commissioning, as interest from prospective tenants has been encouraging, with various organisations making enquiries and sending Letters of Intent (LOI) for the available spaces.

For occupants and visitors, the appeal lies in the combination of location, modern infrastructure, energy management, sustainability, premium facilities and professional property management services, ideal for organisations seeking to consolidate their operations in Abuja or establish a presence close to government institutions, major business entities and regulators.

The leasable floors are flexible, open-plan spaces split across two wings, ranging from 200 to 373 square metres per floor, for a total lettable area of 5147 square metres, so tenants can design the floor around their teams, not the other way round.

Besides the aesthetic facade, technology is built into daily operations, from access control to building management. Building Information Modelling (BIM) and automated processes support efficient operations, asset management, and the experience of the people working inside. The aim is to ensure that operating standards remain high while protecting and preserving the long-term value of the asset.

The roof is where the building makes its case for sustainability. It is covered entirely in solar panels with a capacity of about 250 kVA, alongside conventional generators and the grid supply from the Abuja Electricity Distribution Company (AEDC), thereby boosting its ESG credentials.

Other facilities include: six high-speed elevators, central air conditioning and ventilation, multi-level car parking spaces, gymnasium/fitness centre, electric charging stations, advanced safety and security systems, smart building technology, high-end restaurant, kids’ club/creche, water fountains and LEED-compliant green features.

In fact, its solar-powered energy contribution, automated systems, premium amenities, generous parking provision and strategic location collectively establish a strong proposition in Abuja’s Grade A office market.

The restaurant occupies the fourth floor in a separate wing and is designed and equipped to cater to an international clientele, with a terrace offering impressive views of the surrounding buildings and the wider business district.

The combination of wellness and dining has introduced a lifestyle dimension to the corporate environment, potentially reducing the need for occupants to travel elsewhere for selected everyday services.

The reception features decorative beams, columns and chandelier-style lighting, including LED lighting elements that enhance the interior atmosphere and contribute to the prestige expected of a corporate headquarters while giving the development a distinctive identity within Abuja’s commercial landscape.

Daily needs are met without leaving the building. On the fourth floor is a high-end restaurant, designed for upscale clientele, sandwiched around green terraces and a professionally run gym/fitness centre. The OEA’s on-site Property Manager Miss Linda Adikpe and the Facilities Management Co-ordinator, Taofik Yusuf, at the Africa Re building, emphasized that the mix of wellness, dining and childcare adds a lifestyle dimension to the corporate environment and reduces the need for occupants to travel for everyday services.

“Together, these facilities reinforce the project development’s ambition to create an integrated environment where businesses can operate efficiently while occupants enjoy a high standard of comfort and convenience,” they reaffirmed.

“This sky view elevated structure ranks as the leading office destination in the FCT, professionally managed in accordance with ISO standards and smart technology. Our task now is to fill up the spaces and operate the building to the standard its address demands”, the property managers said.

They said functionality, accessibility, and sustainability were all considered in the development’s conception, with the ultimate objective of creating an environment capable of supporting businesses over the long term.

The result is a building whose appeal extends beyond its exterior appearance to the systems and facilities that shape the experience of occupants.

Beyond being a beautiful building, Africa Re headquarters is a reminder that the future of commercial real estate lies in creating buildings that are not merely visually impressive but also intelligent, sustainable and responsive to the needs of modern businesses.
