Design Union, LSDPC Unveil Homeownership Opportunities at Ilupeju Gardens Phase 2

Following the successful delivery of the first phase of Ilupeju Gardens, Design Union Limited, in partnership with the Lagos State Development and Property Corporation (LSDPC), has commenced significant progress on Phase 2 of the residential development, offering prospective homeowners fresh opportunities within the well-planned estate in Ilupeju, Lagos.

The new phase of the project, located at 13–20 Esther Osiyemi Street, Ilupeju, is currently under construction and is scheduled for completion in the second quarter of 2027. Phase 2 is positioned adjacent to the already completed Phase 1, allowing both sections of the estate to share core infrastructure and facilities while maintaining a cohesive residential environment.

Developers of the project say the estate is designed to provide a calm and organised living space within the bustling Lagos metropolis, offering families and professionals a practical alternative for comfortable urban living.

According to the developers, the estate’s strategic location within Ilupeju places residents within easy reach of key commercial and residential districts in Lagos, while still maintaining a relatively relaxed neighbourhood atmosphere.

Construction activities on Phase 2 commenced after the successful completion and occupation of Phase 1. Work is currently progressing steadily on site, with the structural carcasses of several residential blocks already approaching completion.

The development comprises 17 residential blocks designed across three housing categories to accommodate different segments of the housing market.

The first category, identified as Type A, consists of four-bedroom maisonettes occupying the first to fourth floors of designated blocks, with one-bedroom penthouses located on selected top floors. The second category, Type B, includes one- and two-bedroom apartments designed primarily for individuals, young professionals and small households.

The third category, Type C, comprises three-bedroom apartments intended for families seeking larger residential spaces within the estate.

The mix of housing units has been structured to offer a range of accommodation options to prospective buyers, allowing them to select homes that align with their lifestyle preferences, family size and financial capacity.

Industry observers note that such mixed-housing developments are increasingly gaining popularity in Lagos, where developers are seeking to create communities that accommodate diverse demographics within the same residential environment.

One of the major attractions of the Ilupeju Gardens development, according to the developers, is its secure title structure. The estate carries a letter of allocation issued directly by the Lagos State Development and Property Corporation, providing clarity in ownership documentation.

This arrangement, they explained, offers reassurance to buyers and investors regarding the legitimacy and security of property titles within the development.

Real estate analysts have repeatedly highlighted the importance of clear title documentation in Nigeria’s property market, where issues related to land ownership often discourage potential buyers.

In addition to its legal structure, the estate is designed with practical infrastructure aimed at providing residents with comfort and convenience.

Both phases of Ilupeju Gardens share established infrastructure, while additional recreational facilities are being introduced as part of Phase 2.

Facilities planned for the estate include a community hall that also incorporates retail shops, a swimming pool, a children’s playground, as well as a gymnasium and spa designed to cater to the recreational and wellness needs of residents.

Each residential block within the estate is also equipped with an elevator to enhance accessibility, particularly for occupants residing on upper floors.

Facility management within the estate, including elevator maintenance and general upkeep of common infrastructure, will be handled by the residents’ association in collaboration with professional facility managers.

Developers noted that this arrangement is intended to ensure efficient management and long-term sustainability of the estate’s infrastructure.

The estate layout features paved internal roads, covered drainage systems designed to facilitate efficient rainwater management, and perimeter fencing to enhance security.

Entry and exit into the estate are controlled through gated access points, while street lighting is supported by a closed-circuit television (CCTV) surveillance system to provide additional safety for residents.

Electricity supply to the estate is provided through a dedicated public power line under Band A distribution, while two standby generators — rated at 500KVA and 250KVA — have been installed to serve as backup power sources during outages.

In addition, a water treatment plant has been incorporated into the estate to provide residents with potable water, while fire safety systems have been installed in accordance with regulatory standards.

Parking arrangements within the development have also been structured to accommodate residents and visitors.

Each four-bedroom maisonette is allocated two dedicated parking spaces, while one-bedroom, two-bedroom and three-bedroom apartments are each provided with a single parking slot.

Visitor parking areas have also been incorporated within the estate layout, alongside staff quarters designed to accommodate domestic personnel serving residents.

In terms of structural design, the developers explained that Phase 2 of the project adopts a pile foundation system to enhance structural stability, while the earlier Phase 1 was constructed using raft foundations.

Despite the difference in foundation systems, finishing components remain largely consistent across both phases.

These include long-span aluminium roofing, suspended plaster-of-paris (POP) ceilings, reinforced security doors, aluminium-framed windows, panel doors and tiled flooring.

According to the developers, the construction approach prioritises structural integrity, level flooring and neat finishing to ensure durability and aesthetic appeal.

Prospective buyers are also offered flexible payment plans to enable easier access to the housing units.

Current pricing within the estate ranges from ₦160 million to ₦175 million for two-bedroom apartments, while three-bedroom apartments are priced between ₦230 million and ₦245 million.

Four-bedroom maisonettes are available within a price range of ₦270 million to ₦285 million, while one-bedroom penthouses are priced between ₦105 million and ₦115 million for the standard units.

Enhanced penthouse variants are offered at prices ranging from ₦120 million to ₦130 million.

With construction advancing steadily and institutional oversight provided by the Lagos State Development and Property Corporation, developers say Ilupeju Gardens Phase 2 represents a carefully managed residential project aimed at providing secure and well-serviced housing within one of Lagos’ established neighbourhoods.

They expressed confidence that the development will further expand homeownership opportunities while contributing to the continued growth of organised residential communities in Lagos.
