BO Properties delivers over 100 housing units, successfully hands over Estellar Prime

BO Properties has delivered more than 100 units across the Lagos Mainland, as the real estate company continues to expand its portfolio of residential, student accommodation, shortlet and commercial properties.

Founder of BO Properties, Ifedayo Okungbowa, said the company’s focus has been on developing properties that respond to the changing accommodation and investment needs of Lagos residents.

“We have delivered over 100 units across the Lagos Mainland, and our focus has always been to create properties that are not only well located but also provide value and flexibility for both occupants and investors,” Okungbowa said.

The company’s growth comes amid increasing demand for accommodation in Lagos, driven by population growth, migration into the city, students, young professionals, business travellers and visitors seeking alternatives to conventional hotels.

Property investors are also increasingly seeking assets capable of generating income rather than properties that remain idle after acquisition.

BO Properties has built its portfolio around this changing market, with completed developments including Estellar, Primero, Estellar Prime and Project Rio, while Becca’s Deluxe and Estellar Luxe are among projects currently in progress.

According to the company, its development strategy is centred on locations with access to schools, business districts, transport routes and commercial centres.

Neighbourhoods including Yaba, Akoka, Ikeja and Maryland have continued to attract residents, students, professionals and businesses, making them important locations within the company’s development strategy.

One of the company’s recently completed developments is Estellar Prime in Abule Ijesha, Akoka.

The three-storey development comprises 26 units owned by 18 investors, with a mix of one-bedroom and studio apartments designed to cater to different segments of the accommodation market, including long-term rentals, shortlets and student accommodation.

In August 2026, BO Properties handed over the completed units to investors, marking the transition of the development from construction to possession.

The handover also enabled investors to take possession of the assets in which they had committed funds.

Okungbowa said delivery remains an important part of the company’s relationship with investors.

“Real estate is built on trust, and we understand that investors are putting their money into projects with the expectation that what was presented to them will be delivered. For us, completing and handing over projects is therefore as important as the development itself,” he said.

Another project in the company’s portfolio is Project Rio on Mobolaji Bank Anthony Way.

The development comprises nine fully furnished apartments across three buildings, consisting of three studio apartments, three one-bedroom apartments and three two-bedroom apartments.

Designed primarily for shortlet accommodation, Project Rio features amenities including a swimming pool, Wi-Fi and smart-home facilities.

The company’s portfolio reflects the growing demand for flexible property use in Lagos, where apartments can serve different purposes depending on location, demand and investment strategy.

Properties close to educational institutions, for instance, can serve students during academic periods, while the same properties can also accommodate professionals, families and shortlet guests.

With more than 100 units delivered, BO Properties now has a growing portfolio of completed developments through which prospective investors can assess its delivery record.

Among its ongoing developments is Becca’s Deluxe, located in Shonibare Estate, Maryland.

The premium residential project is being developed with features including smart-home technology, 24-hour power infrastructure, solar power systems and elevator access.

Another Estellar development in Yaba is also being positioned for residential living and investment, with planned features including smart-home technology, backup power, wellness facilities, dedicated parking and security infrastructure.

Okungbowa said the company intends to continue developing properties around areas where there is demonstrated demand for accommodation and investment.

“We are looking at the bigger picture of how people live, work, travel and invest in Lagos. Our goal is to continue creating developments that respond to those needs while delivering quality properties that investors can be proud to own,” he said.

The company’s expanding portfolio comes as Lagos’ real estate and hospitality market continues to evolve, with increasing demand for accommodation that combines strategic location, convenience, technology and flexible usage.

With completed developments and projects still in the pipeline, BO Properties is continuing its expansion across the Lagos Mainland.
