FCMB Cooperative, Footy Homes Sign MoU for 250-Unit Ibadan Estate

The FCMB Staff Cooperative has entered into a partnership with Footy Homes and Properties for the development of 250 four-bedroom duplexes in Ibadan, Oyo State, in a project expected to stimulate employment, construction activity and investment along the city’s rapidly developing Toll Gate corridor.

The housing project, covered by a Memorandum of Understanding (MoU) signed by both parties, will be developed within Naveeda Park and Gardens and is expected to be completed within 18 months.

Beyond providing housing for members of the cooperative, the development is expected to generate employment for construction workers, engineers, artisans, suppliers, transport operators and other service providers during the construction phase.

The project is also expected to create longer-term opportunities in estate management, security, landscaping, waste management, maintenance and other support services after completion.

The partnership comes amid growing investor interest in Ibadan, which has increasingly attracted residential and institutional developments as the city’s metropolitan area expands.

The Toll Gate axis, in particular, has witnessed increased development activity, supported by its connection to major transportation routes and the expansion of residential and commercial settlements around the corridor.

Housing projects of this scale typically generate demand for construction materials and related services, including cement, steel, roofing materials, electrical and plumbing fittings, tiles, paint and furniture.

Local artisans, including bricklayers, carpenters, electricians, plumbers, welders and painters, are also expected to benefit from the construction activity.

Speaking at the signing ceremony, a representative of the FCMB Staff Cooperative, who also represents the bank at the Association of Senior Staff of Banks, Insurance and Financial Institutions (ASSBIFI), said effective estate management would be important to preserving the quality and value of the development after construction.

He noted that developers who were familiar with the engineering systems and design of a project could be well positioned to manage the facilities after completion.

According to him, continuity in estate management would help ensure proper maintenance of infrastructure and facilities while protecting the long-term interests of residents and property owners.

The partnership also highlights the growing role of institutional housing initiatives in Nigeria’s urban development.

Corporate housing schemes have increasingly become a means through which organisations provide employees with opportunities for home ownership while supporting planned residential development.

Such developments can incorporate internal roads, drainage systems, security infrastructure, recreational areas and utility services, helping to create more organised residential communities.

For Ibadan, the project comes at a time of increasing demand for planned housing as population growth and urban expansion continue to reshape the city.

The relatively lower cost of land compared with Lagos, improving transportation links and expanding commercial activity have contributed to the city’s growing appeal to residential and institutional investors.

As new estates become occupied, surrounding businesses such as supermarkets, schools, healthcare facilities, restaurants and other service providers can also benefit from increased economic activity.

Chairman of Footy Homes and Properties, Dr. Olamuyiwa Abdulazeez, described the agreement as a significant step in the company’s partnership with the FCMB Staff Cooperative.

He said the company would focus on delivering the 250 duplexes within the agreed 18-month period while maintaining the required construction standards.

Abdulazeez said the project was intended to provide housing while contributing to the development of the surrounding community.

“We understand the significance of this project, not only for the cooperative and its members but also for the wider community that will benefit from the economic activities it will generate,” he said.

He added that the company would seek to ensure that the development provided quality housing and infrastructure capable of supporting residents over the long term.

The project is expected to contribute to the expansion of organised residential development along the Toll Gate corridor while creating additional demand for local businesses and service providers.

For the FCMB Staff Cooperative, the development will provide members with an opportunity to acquire homes through an organised institutional housing arrangement.

For Footy Homes, the project adds to its portfolio of residential developments in the Ibadan market.

As construction begins, the economic impact of the project will likely extend beyond the 250 homes, particularly through employment, demand for construction materials and services, and the gradual expansion of commercial activity around the estate.
