GATE & CARTER LAUNCHES SMART APARTMENT DEVELOPMENT IN IKATE AS LAGOS MID-RISE MARKET GROWS

Lagos based real estate developer Gate & Carter has announced a new residential project in Ikate, Lekki, adding to a pipeline that has positioned the company as one of the more technology-focused developers operating in the city’s mid-to-upper residential market.

Medallion Apartments Lekki will be a multi-floor mid-rise building offering a mix of two, three, and four-bedroom units. The developer has set a November 2026 completion target. Pricing has not been disclosed, though Gate & Carter is marketing pre-completion units at what it describes as early buyer rates.

The project sits in Ikate, a district that has attracted growing developer interest as Lekki’s commercial and residential footprint expands westward. Gate & Carter is pitching the development at Lagos professionals and families seeking apartments with integrated technology, a segment the company has built its brand around since its founding roughly six years ago.

On the technology side, the building is specified to include AI-powered CCTV surveillance, automatic number plate recognition for vehicle access, biometric and digital entry systems, smart home automation across lighting and climate, building-wide fibre connectivity, and a solar power installation intended to reduce dependence on grid supply. The combination is more comprehensive than what most Lagos apartment buildings currently offer, though several developers have been moving in a similar direction as demand for security and energy resilience has grown.

The interior specification includes what Gate & Carter describes as premium kitchen and bathroom finishes, with emphasis on material choices intended to hold up over time rather than photograph well at handover. The building will have a staffed reception area, landscaped external spaces, and parking infrastructure managed through the ANPR system.

The development is being delivered through a project team that includes Carter Capital as financier, Carter Group; Gate & Carter’s parent company in a quality assurance role, MetGeo Ltd handling geotechnical investigations, Egletek Construction as civil engineers, and StructDev as structural engineers. The involvement of Carter Group in a formal oversight capacity is notable, given that quality control and on-time delivery remain persistent concerns for buyers in Lagos’s off-plan residential market.

Gate & Carter has worked on a long list of projects in recent years including Terrace of Carter Phase1, Terrace of Carter Phase 2 (under construction) Legacy Apartment (under construction) and Medallion Heights in Lekki Phase 1, Folawe Residential Cowrie Creek, and CLAY Beach Resort a wellness-oriented development on the private island of Ilashe that remains under construction.

Medallion Apartments arrives in a Lagos market where buyer appetite for well-specified apartments in established Lekki neighbourhoods remains steady, but where construction delays and finishing quality at handover have repeatedly disappointed purchasers across the wider industry. The developer’s ability to deliver to specification, on time and to the standard being described will be the measure by which the project is ultimately judged.
